Frequently asked questions

Is the Goldstein Farm for sale?

The family is preparing to sell. Walter and Bente Goldstein plan to move back to Norway in 2027, and they are offering the farm quietly to the right buyer before any public listing. They are not in a hurry, but they would entertain the right offer before then.

What is the asking price?

Price is shared on serious inquiry. The main page lists the closed comparable sales used in the January 2025 certified appraisal, which give a sense of the local market.

How do I schedule a showing?

Showings are by appointment only. There are no open houses and no agents. Send an inquiry through the form on the main page or email Bente Goldstein at bente.farmwise@gmail.com, and the family will reply personally to arrange a time.

How do I get notified when the farm is listed?

Leave your email in the notify box on this site, or send a short note through the inquiry form on the main page saying you would like to be told when the farm is listed. The family will write to you when it goes to a public listing.

What disclosures will the seller provide?

Wisconsin generally requires sellers of residential property to provide a real estate condition report, and the family will provide the disclosures required by law. Serious buyers can also ask about the 2025 appraisal, the two conditional use permits and county records. Buyers should still arrange their own inspections, including the well and septic.

Can I finance a 35-acre farm property?

Generally yes, but acreage with outbuildings is underwritten differently from a house in town. Many buyers use lenders that specialize in rural property, such as local banks or Farm Credit cooperatives. Talk with a lender early about acreage limits, appraisal requirements and how the barn, yurt and outbuildings will be treated. Nothing here is a financing offer or advice.

Do the Airbnb and farm-school permits transfer to a new owner?

Both conditional use permits are active and on file with Walworth County. Under Wisconsin law a county may set conditions on a permit's transfer, so buyers should get copies of both permits and confirm with Walworth County and the Town of Spring Prairie how they apply after a sale.

Is the Airbnb currently operating?

No. The FarmWise Country Stay listing (4.94 stars, 427 reviews) is temporarily paused while the home is held as the family's primary residence ahead of the sale. The listing and its reviews remain on Airbnb.

Is the farm certified organic?

The family has managed the land organically for more than twenty years, and the appraisal credited that history with a 5 to 10 percent premium. A buyer who wants to sell under a certified organic label should check with a USDA-accredited certifier about what a new operation needs.

What are the property taxes?

The 2025 property tax bill was $3,782.57 (net, per Walworth County records), reflecting Wisconsin's agricultural use-value assessment on the farmland. Taxes change year to year; confirm the current bill with the Walworth County Treasurer.

Where is the farm, and how do I get there?

The farm is at W2331 Kniep Road in the Town of Spring Prairie, Walworth County, Wisconsin (mailing address Elkhorn, WI 53121), about 0.6 mile west of State Highway 120 and about 5 miles south of East Troy. Visits are by appointment only; please contact the family before coming out. Directions and drive times are on the directions page.

What school district is the farm in?

County property records place the parcel in the East Troy Community School District. Confirm the assignment with the district.

What are the utilities?

Electric service, a private well, septic and LP gas, with forced-air heat. The property has asphalt road frontage on Kniep Road and a long gravel drive.
